M2M Condos by Aoyuan Property Holdings, a leading international developer with a global footprint of impressive properties, is teaming up with North York-based builder Silvercore Properties to bring M2M Condos to the Yonge Street and Finch Avenue area.
This exciting high-rise condo project is the initial step in a master-planned three-phase redevelopment of an 8.6-acre plot of land currently occupied by Newtonbrook Plaza.
M2M Condos is being designed by Wallman Architects, and the new community will mark an ambitious reimagining of the well-located site. All in all, the developers reportedly have plans to build a total of five high-rise residential towers on the property.Two towers are proposed for the first phase, which is currently in the registration stage of pre-construction.

Current plans indicate that the five towers will include buildings of 43, 40, 39, 36, and 34 storeys. Once completed, the M2M Condos community will contain a total of 1,660 suites with a complete range of layouts and floorplans.
The first phase of the project, which is now open for registration, will be comprised of the 36-storey and 34-storey buildings. These high-rise towers will share a slick and glassy eight-storey podium, which will host street-level retail space as well as office suites in its upper floors. Exterior facades will feature a handsome and striking combination of traditional and high-performance synthetic materials. Classic brick masonry and wood will complement metallic cladding, with curtainwall, clear, and translucent glazed finishes.
In the 36-storey tower, a total of 291 condominium suites will be broken down as follows:
- 9 one-bedroom units
- 109 one-bedroom plus den units
- 148 two-bedroom units
- 6 two-bedroom plus den units
- 19 two-bedroom plus den/three-bedroom units
The shorter 34-storey tower will house 250 suites, including:
- 25 one-bedroom units
- 58 one-bedroom plus den units
- 98 two-bedroom units
- 46 two-bedroom plus den units
- 23 two-bedroom plus den/three-bedroom units
The residential towers will share an 874-space, four-level underground parking garage with the podium-level retail and commercial tenants. Of the 874 spaces, 699 will be reserved solely for the use of residents, with a further 81 set aside for visitors and guests. Amenity spaces are planned for the podium’s third and fourth floors, with confirmed features including a state-of- the-art 24-hour fitness centre, an indoor social and gathering space, and a beautiful exterior terrace.
Little has been revealed about the suite interiors thus far, but with renowned Toronto-based interior designer U31 in charge of those details, you can expect intelligent planning and stylish, high-quality features and finishes.
A Prime Location in a High-Demand, High-Growth Part of North York
GTA real estate experts expect this development to follow the city’s established trend of robust appreciation rates for properties located along major transit corridors. The Finch TTC subway station is within easy walking distance of the community’s proposed location.
